WASHINGTON, DC — The U.S. Justice Department and Attorneys General of California, Colorado, Connecticut, Minnesota, North Carolina, Oregon, Tennessee, and Washington just sued software company RealPage Inc. amid allegations the company “enabled landlords to collude to raise rents.” The newly filed lawsuit follows an FBI raid in May against Atlanta-based rental company Cortland Management with RealPage reportedly “at the center” of the investigation.

In response, government watchdog Accountable.US renewed its calls for independent probes by Attorneys General in states where corporate landlords tied to RealPage also operate. Accountable.US has sent two rounds of letters to state Attorneys General, the first in November 2023, and the second last month to state Attorneys General  in California, Colorado, Massachusetts, New Jersey, and New York, raising concerns that major rental companies that have been sued in Washington D.C. for alleged illegal rent-price fixing may be engaging in the same behavior in their states.

The Justice Department sees evidence of a major rental price-fixing conspiracy by RealPage that extends to metro areas around the country. We’ve documented how many of the same landlord companies that were sued in the initial rent fixing lawsuit have boasted of massive profits after jacking up rents. Any property company that uses RealPage in one of these states should face a serious probe. No renter in America should be price gouged under a potentially illegal rent fixing scheme.”

State Attorneys General in Arizona and North Carolina launched probes into RealPage since November 2023.

A recent Accountable.US analysis found the six of largest publicly traded apartment companies tied to RealPage brought in nearly $300 million combined in increased profits in Q1 2024, many due to rent increases.
